A PROPOS DES VILLAS D’OBIDOS

Obidos Villas Luz est un projet de 16 villas économes en énergie sur la côte d’argent du Portugal.

Il est situé à OBIDOS, une ville de la province de LEIRIA, à Santa Maria, Sao Pedro e Sobral da Lagoa, connue sous le nom de BAIRRO SENHORA DA LUZ.

OBIDOS est une ville fortifiée médiévale protégée par l’UNESCO, avec des maisons traditionnelles blanchies à la chaux, des centaines de petites boutiques historiques, des cafés, des restaurants autour d’un château bien préservé avec de belles vues panoramiques sur toute la campagne.

Les villas modernes disposent toutes d’un salon standard, d’une cuisine ouverte entièrement équipée, de 3 chambres (dont une avec salle de bains), de 3 salles de bains installées, d’une terrasse, d’un jardin privé avec piscine, d’un espace barbecue et d’un abri pour voiture. Seuls les meilleurs matériaux sont utilisés pour réaliser ces villas à efficacité énergétique A+. L’approvisionnement en eau chaude est basé sur l’énergie solaire. La consommation totale d’énergie est couverte par une installation standard de panneaux solaires. Toutes les villas sont équipées d’une climatisation pré-installée.

Although the project is in the countryside there’s easy access to the most beautilfull beaches of Foz Do Arelho, São Martinho Do Porto, Nazaré and Peniche. The Praia D’El Rey Marriott Golf & Beach Resort and  The Royal Obidos Golf & Spa resort are a 15 minutes  drive away. Lisbon is only 45 minutes away. Around the project all amenities like  schools, banks, pharmacy, public transport, CTT, restaurants, cafés are on walking distance. There’s a direct access to the city of Caldas Da Rainha,which has all year round a  lot of activities. 

This new build bungalow villa in the OBIDOS VILLAS LUZ project in the center of Santa Maria, Sao Pedro e Sobral da Lagoa has 3 bedrooms, 3 bathrooms, a private garden, a private swimming pool, a BBQ area and a carport.

The villa has only one floor, but with it’s construction area of 145 m², it offers a lot of space. The bungalow is energy efficient build, based on the ICF Plastbau Suisse patented construction method.

Standard the hot water system is based on solar panels. Additional a solar photovoltaic panels installation or a home battery installation is included in the price.

The finishings are based on high standard products.

For each finishing category the customer has a budget to spend, and can decide what’s his preference.

The insulating formwork PLASTBAU® is a pre-built, rigid, easy to install and fix building element. The two high-density expanded polystyrene sheets, which fulfils the function of containing the concrete casting, stay in place as a thermal insulating super performing layer. The final result is an insulating, reinforced concrete monolithic structure.

A standard formwork of 120 cm wide and 300 cm height, weighs only 39 kg. It can be easily manipulated and installed with no need of lifting equipment, just by hand.
One of the great advantages, in addition to energy saving and anti-seismic resistance, is the laying speed which, from the first manipulation till concrete casting, can vary between 15 and 20 min per m² of wall.

Depending on the project, EPS panels can have different thicknesses, to ensure a greater level of thermal insulation. The internal panel is generally 5 cm thick, whereas the external one can change from 5 to 25 cm. The PLASTBAU^®  system is a complete construction system, designed to facilitate installation and the entire construction phase.

It appears to be extremely efficient for the construction of zero energy buildings as indicated by PASSIVE HOUSE or MINERGIE HOUSE, as prescribed by Directive 2010/31 / EC which provides that by 31 December 2020 all new buildings must be nZEB “nearly Zero Energy Building”.
